A recent survey revealed that more than half of renters now expect some level of smart technology in their homes, while 65 percent believe it adds significant value to their living experience. In Northern California, property managers who invest in these upgrades are not only enhancing the resident experience but also achieving greater energy efficiency and operational control.

Sustainability is another powerful trend driving decisions across the industry. Green building features—such as energy-efficient appliances, LED lighting, solar-ready roofs, and water-saving systems—are now viewed as essential rather than optional. In a region deeply impacted by droughts, energy costs, and environmental concerns, eco-friendly rentals have become a symbol of responsible management and long-term value. Even modest upgrades, such as low-flow fixtures or smart irrigation systems, can make a positive difference.
